Saddle Ridge Makes Strides Despite Real Estate Market Slow Down

Sebring, FL - April 7, 2008 - Saddle Ridge, an all-natural equestrian development near the picturesque town of Sebring, FL, continues to thrive in the real estate business despite the market's current downturn. As threats of an economic recession impend, Saddle Ridge persists because of the development's niche in the equestrian industry, its stellar location, and its green practices.

Construction at the eco-friendly community is underway, and the development is composed of 1,200 acres. Because the layout has been designed to preserve the natural state of the land and ensure privacy for its residents, only 96 parcels are available for purchase.

At this time, the community is offering a select number of 10 acre parcels, a 3,000 square foot custom home and a three-stall barn for only $690,000. "Our introductory offer is going over very well," commented Janie Coffey, an agent for Saddle Ridge and a realtor at Papillon Real Estate LLC. "Even though the real estate market is challenging, we have been very successful. Out of 20 packages, only 15 remain," she stated.

"Many have said they don't need a 3,000 square foot home, and we let them know that the package is customizable," Coffey explained. "If they want a smaller home, we can make a larger barn, add fencing, upgrade the home, or add more 'green' features, such as solar power. We have a few who are interested in multiple parcels to have a larger farm, and they want to combine packages to get a larger home and a larger barn."

Saddle Ridge is also attracting the attention of equestrians in Europe. Because of the limited availability of land in certain parts of Europe, as well as the strength of the Euro, those who live overseas can purchase land in Florida more comfortably than elsewhere. Residents who are relocating from the New England states are selling their northern homes and heading south because they are able to purchase large lots and homes in the central Florida area.

"We have also received interest from baby boomers," said Coffey. "The location is great for those looking to retire in a relaxing atmosphere, and Saddle Ridge gives them the option to have horses live in their backyard."

"We have a lot of traffic on our Web site from around the U.S., as well as Canada, Germany, England and the rest of the United Kingdom," she said. "They love that Saddle Ridge is close to Orlando and Disney World. Outside of Florida, we get a lot of hits from New York, California, North Carolina, and Texas. Things are going really well," she noted.

Merging an equestrian lifestyle with green, eco-friendly living, Saddle Ridge is truly Florida's best kept secret. The community will be a deed-restricted development that allows horses and horse lovers to coexist harmoniously with nature. Additionally, its all-natural land conservation perfectly complements the ambience of historic Sebring, which has small town charm and big city amenities.

The equestrian mecca will provide miles of bridle trails, a 20 acre equestrian community center with a covered arena, a dressage arena, a hunter/jumper field, a community barn and acres of pastures and fields. Nearby lakes also offer a vast range of outdoor activities for boaters and fishermen.
